Furniture That Sleeps More Guests in Rental Units

If you’re a landlord or rental unit owner, or manage hotels and hostels, you don’t have to feel the pressure when maximizing sleeping spaces.  With the right furniture you can keep the units functional and create a welcoming environment.  Not to mention have room for extra suitcases, entertaining, and keeping your guests with plenty of living space so they can enjoy their time.

It starts with knowing about the unique pieces of furniture available, especially from independent design houses, and how they can add wow factor while keeping living spaces free to enjoy and sleeping extra guests at night.  The wow factor is what may get people to start posting your units to social media and drive future bookings.

Multi-bed Couches

Sleeper sofa beds are the old way to add a hidden bed to a room.  Yes, they can be turned back into a couch during the day and then a sleeping surface at night.  But that is not the best way to use the room as you can go both vertical and horizontal.  This is where the couch bunk bed comes into play.

First is the double decker couch bed  which you may have seen a similar version in a famous animated movie.  The design has a sitting space just like a standard sofa bed, but instead of taking up floor space that requires you to move a coffee table, it extends upwards.  The added benefit is you can add a cot or lower a murphy bed to sleep even more people.  

If you don’t want to add a cot or murphy bed to the room, you can still add another bed without having to buy more furniture.  Some designers like us have created a triple-bed couch that has a bunk bed on top, the lower section becomes a bed, and there’s a bed that pulls out from underneath the bottom section.

The ability to sleep three people from one couch makes this perfect for vacation rentals where you get groups of friends or bachelor parties.  They are also perfect for families with relatives or adult children that decide to join last minute.  

Generation 2 Bunk Bed Designs

We’re not talking about the standard bunk bed you remember from summer camp or tv shows, we’re talking about innovative designs that free up space.  Bunk beds have come a long way in design and now come in options that fold, collapse, store in cabinets, or hide in plain sight.  They are no longer large frames that take up floor space and look like an eyesore.

Fold away bunk beds are the first option.  When not in use the beds go up against the wall vs. taking up living space.  They can complement a main bed or slide seamlessly into basements and living rooms, or be a great option for smaller bedrooms and smaller rooms you don’t know what else to do with.

Bonus-tip: If there is a small study or work area, a raised, fold-away bed with a desk is the perfect solution as you still have the desk below for studying, work, or eating and a folding bed for sleeping the person above.

Vertical murphy bunk beds are the ideal option for more sleeping spaces and more floor spaces.  Some of them come in at widths of roughly 40 inches (less than 3.5 feet) so two can fit side by side along a 10 foot wall creating a room for four with plenty of space to move during the day.  This is ideal for hostels, dorm situations, camps or cabins, and anywhere you need to maximize sleeping spaces.

Wall Beds With Sofas

You likely know about murphy beds, but did you know there are styles with couches on one side and the beds in the cabinet behind?  Murphy bed sofas work in your rental units to provide seating during the day and additional sleeping spaces at night when the bed is lowered.

They can be especially helpful for longer rooms with shorter widths as the couch folds under the bed once lowered with multiple styles.  This lets your guests enjoy the living space where they can move freely during the day and sleep comfortably at night.

Some styles feature shelves which allow your guests to have additional storage making it multi-functional and perfect bedrooms, family rooms or entertaining areas, and in between rooms where people pass from an attic to the first or second floor.
